Tembusu Grand is a new launch condominium at Jalan Tembusu site, in the prime district 15 of Singapore, that will be developed by City Developments Limited (CDL) on a site area of 17,136.9 m2 and a maximum GFA of 51,411 m2. Tembusu Grand will consists of 4 residential blocks up to 21 storeys high, with a total 638 units, common basement carparks and communal facilities. There will be a mix of 1+Study Bedroom to 5 Bedroom layouts, including penthouses.

The tender for the Govenrment Land Sale (GLS) residential site at Jalan Tembusu was launched by Urban Redevelopment Authority(URA) on 27 May 2021, which was then concluded on 18 Jan 2022. Eventually, it was awarded to the highest bidder CDL Triton Pte Ltd for $768,000,000. The price translates to $1,302 per square foot per plot ratio (psf ppr).

In total, there are other 7 bidders competed for the 99-year leasehold GLS site, with CDL’s parent company, Hong Leong Holdings, along with Hong Realty and TID, came in with the second highest bid of $712,600,000 ($1,208 psf ppr). Other bidders include established developers such as Wing Tai, Far East Organisation, Sim Lian Group, CEL Development, Allgreen Properties and Kerry Properties. The list of bidders have shown a strong response and the high demand for the site. This is mainly due to the site’s proximity to schools and amenities, as well as the accessibility.

CDL Group Sherman Kwek did mention that Tembusu Grand is an opportunity for them to expand their presence in the locale and create yet another enduring icon, having launched and developed previous projects in the area which includes Amber Park. He also recognizes the site’s strong attributes will attract many home buyers.
