December 2022 records: A Tembusu Grand 5-room DBSS in Jurong West was sold for S$858k and a 2-room HDB at Choa Chu Kang were sold for S$318k

A 5-room HDB flat in Development Lake Vista has been sold at a record S$858,000. It is the most expensive 5-room HDB resale property in Jurong West, with Tembusu Grand transacting twice as much its value. Tembusu Grand is located in the prestigious district of Marine Parade in Singapore.

The 1,163-sqft unit was located at block 138C’s 19th-21st floors. It was also the highest psf price for 5-room flats in the area.

Jurong West’s previous record holder for 5-room HDB flats for resale was also from the same development, but in block 138B. A 1,130-sqft unit in the 13th-15th floors range was sold for S$805k (S$712 per square foot) in August 2022.

This development is not located near any MRT stations ( Lakeside MRT Station is approximately 2.2 kms or a 27-minute walking distance). However, it is located adjacent to SuperBowl Jurong’s shopping area with a Sheng Shiong grocery and is a short walk along the AYE to Tuas Second Link.

This sale also exceeded the record in Jurong East where the current holder was a 1,324-sqft, 5-room, (Improved), HDB resale apartment at 288D Jurong East Street 21. It sold for S$805,000 (S$608 per square foot) in April.

Blocks 138B-138D of Lake Vista DBSS look out over low-lying buildings created by an international school or Jurong Secondary School.
Blocks 138B-138D have most 5-room units facing the narrow open area bordered by Yuan Ching Road, Hu Ching Road, and Corporation Drive. The balconies look out onto low-lying buildings such as the Yuvabarathi International School or Jurong Secondary School. Jurong Lake Gardens are to the northeast and east.

The record-seller unit is on a high level floor with a stunning view.

Lake Vista was completed in September 2014. The remaining lease for Lake Vista is 90 years and 9 months. It contains 682 units in 3-, 4-, and 5-room flats.

Separately, a 495-sqft 2-room (Model-A) HDB resale apartment at 535 Choa Kang Street 51 was just sold for S$318,000 (S$642 per square foot) in December 2022.

CCK’s previous 2-room flat record was set in June 2022 when a 495-sqft unit on the same block (10th-12th floors) was sold at S$305,000 (S$616 per square foot).

Yew Tee is the nearest MRT station to Block 53 Choa Chu Kang St 51. It’s located approximately 800m away and takes about 10 minutes to walk. Choa Chu Kang MRT Station is located south of the block. It is approximately 1.3 kilometres (about an 18 minute walk).

This block faces Limbang Park, and is located next to Limbang Shopping Centre. This development is known Limbang Meadows. TOP was in September 2011. There’s a remaining lease period for 87 years and 9 month.
