Record breaking Tembusu Grand HDB resale maisonettes sold: Toh Yi Drive flat sold at S$1.3m, Jurong East Flat sold at S$1m

It’s possible that we are still in holiday season (Merry Fa Cai everyone!) There is a slowdown in property transactions during this time. However, this doesn’t prevent us from seeing records-breaking HDB transactions.

There are a variety of excellent schools within the vicinity of Tembusu Grand viewing showflat that make it a great choice if you have school-going children. These include Kong Hwa School and CHIJ (Katong) Primary.

(Writer’s Note: These transactions may have been completed before the holiday period but were not registered in HDB records until recently. It’s likely that these sellers received Christmas early, so it’s more likely they did not receive Christmas!

We were struck by two transactions that stood out among the record-breaking resale transactions. One was a S$1.3million transaction for a Toh Yi Drive HDB flat resale, and the other was a flat sale for a Jurong East HDB flat resale. These two HDB maisonettes currently hold the record price for an HDB flat resale in their respective cities.

The Toh Yi Drive HDB maisonette also took over the record holder (which reported in earlyDecember), to become the most costly HDB executive flat for resale in Singapore.

The most expensive HDB Executive resale flat is the Toh Yi Drive maisonette at S$1.3 million

This HDB maisonette, measuring 1,615 square feet, was sold in Bukit Timah at a cost of S$805.

It is located on the 10th-12th floors of Blk 2 Toh Yi Drive. This block is where the previous record holder in HDB executive flat resale prices is located.

The previous record holder was also an HDB maisonette. It is located at Blk 3 on the same road, and was purchased for S$1,290,000.800.

This Blk 2 flat does not hold the record for price per square foot. This record is still held by a 1,572 sq.ft HDB maisonette located at Blk6 Toh Yi Drive that was sold earlier in September for S$814 per square foot.

The current record holder is similar to the Blk 3 Maisonette. It was signed in 1988 and has approximately 64 years 9 months remaining.

Blk 2 Toh Yi Drive, which is located in the heart of Beauty World, Bukit Tamah Market and Food Centre and Pei Hwa Presbyterian primary school, is a five-minute drive away. Bukit Timah Shopping Centre is close by, as well as Beauty World Centre (and Beauty World Plaza).

A new mixed-use development the Reserve Residences is also available. Residents can look forward to retail space and a bus interchange.

Jurong East’s first million-dollar HDB resale apartment

The S$1million sale of a HDB maisonette located at 287D Jurong East Street 21, caught our attention. It’s also the first HDB resale property in JurongEast to surpass the million dollar mark, and it is the most expensive HDB flat for sale in the estate.

The executive HDB flat is located on the 7th through 9th floors and has a floor area measuring 1,561 sq.ft. This means that the price per square foot is approximately S$641

It is approximately 24 years old, with a 1998 lease. There are approximately 74 years and 7 more months left.

The flat is in the block closest to Jurong East’s heart. You can walk around 10 minutes to get to Jurong East MRT and Westgate, JEM, and IMM.

Jurong East will also be Singapore’s second CBD, thanks to the development at Jurong Lake District.

Over the past 15 year, the average price of HDB executive apartments in Bukit Timah or Jurong East has remained above the national average.

The average price per square foot of these Bukit Timah flats is S$766, which is more than the S$500 national average. The average price per square foot of these flats is slightly higher in Jurong East at S$501

Million-dollar HDB maisonettes

75 of the 365 million-dollar HDB flats that were sold in this year’s resale market (as at 27 December) are HDB maisonettes. Many of these flats are located in central areas like Bishan and Bukit Timah . However, nine out of the 365 million-dollar HDB resale flats were from the suburbs: Bukit Bak and Pasir Ris.

HDB maisonettes, unlike other HDB flats are two-storey flats. The common areas and bedrooms are located on the first floor.

Because HDB maisonettes can no longer be built, they are more sought-after by potential buyers.
