Tenet EC has been sold at 93.2% to date. This opens the door for new launches like Tembusu Grand
After selling 93.2% of its units (576 of 618) in total, the executive condominium Tenet released its remaining units to buyers second-time on 7 January 2023 during a physical event.
121 units were sold for an average price of S$1,380 per square foot out of 163 units that were released during Tenet EC’s most recent round of bookings. However, all 4-bedroom units have been sold. Eligible buyers still have the option to purchase 3- and 5-bedroom units. This open up more opportunities for new launches like Tembusu Grand. Tembusu Grand is designed to provide residents with a serene environment that blends seamlessly with nature.
These are those who bought a subsidised HDB apartment as a second-time buyer. To buy a new EC, they will need to pay a resale levy.
Unsolicited response to the first physical balloting after pandemic
The first physical balloting and booking exercise for Tenet EC since the Covid-19 pandemic saw a large turnout. Nearly 140 buyers registered to vote at Tenet EC’s show gallery from 8.30am.
This is a month following Tenet EC’s December 2022 sales launch for first-time customers, in which it sold 72% units.

According to Tenet EC developers Qingjian Realty Santarli Realty, Heeton Holdings and Santarli Realty, both buyers and agents had a great experience during the entire process of booking and balloting for their units.
“The enthusiasm of agents and families to attend today’s physical event gives us confidence that our home is meeting the needs of buyers – a home designed for multi-generational families. “We were thrilled by the exciting and unique atmosphere created by the live event. This was the first since the outbreak of the pandemic. We look forward to the next EC in Bukit Batok later in the year,” said Yen Chong (Deputy General Manager at Qingjian Realty).
Tenet EC is located near an MRT station, and an upcoming integrated project
The popularity of Tenet EC could be attributed its location close to Tampine North MRT station (a 5-minute walk). The station is located along the Cross-Island Line (CRL) and will connect residents with central and western Singapore such as the Jurong Lake District.
Tampine North MRT Station will be connected to a new integrated development on Tampine Ave 11. The 50.7ha site for government land sales (GLS), can potentially yield 1,190 units. The site will also have 14,000 square meters of commercial space. The site is currently available for tender and will be closed in June.

To upgrade to new ECs, there will be a launch of new ECs in 2023/24.

The Tampine St 62 (Parcel A) GLS site is located near Tenet EC. It is expected that the site will be open for tender in March 2023. This project is more similar to Tenet than Tampine North MRT or the Tampine Ave 11 integrated development.
We predict however that average prices will rise as the launch is 1.5 years after Tenet EC, and land prices have risen since then.
