These are Queenstown’s two executive flats on Queenstown’s Queenstown 150 Mei Ling Street (sold July and September 2022), and a 1,755-sqft maisonette at 101 Bishan St 12, (sold Jan 2022).

Bukit Timah’s previous holder was a 1,572-sqft executive house in 6 Toh Yi Drive. It sold in September 2022 at S$1.28m or S$814 per square foot – which reported.

This maisonette is currently the record-holder in Singapore for executive HDB flats at S$814 per square foot.

Blk 3 Toh Yi Drive, however, has 64 executive HDB flats. It was completed on August 1, 1988. It has a lease remaining for 64 years and 8 more months.

Similar to the Bukit Timah executive maisonette apartment at 6 Toh Yi drive, this block is approximately 450m from Beauty World MRT station (Downtown Line) or a mere 6-minute walk.

This award comes after recent developments like The Linq@ Beauty World (next the land parcel) or the upcoming mixed use The Reserve Residences @ Jalan Anak Bukit (awarded August 2021). The Linq was sold (estimated TOP 20205) and The Reserve Residences will launch in the early part of next year.

Toh Yi Drive Executive HDB Flats remain the best-of-the-crop

Checking the average price per square foot of executive HDB flats in Bukit Timothyah and Singapore shows how wide the gap is (especially after 2020 COVID).
The average price per square foot increase in executive maisonette HDB flats in Bukit Tamah over the same time period (really it’s only the ones at Toh Yi Drive) is quite telling.

Average psf prices for executive HDB flats at Toh Yi Drive have risen 27.44% since 2020 COVID, compared to Singapore’s 22.55%.

That’s an average of S$1,205 658 per executive HDB apartment in Toh Yi Drive, and S$718,058 for every executive HDB apartment nationwide.

We can see that the record-holder for Blk 3 Toh Yi Drive won’t be able to keep its hands on the title for very long based on the future developments and activities in the area.
